In collaboration with Shakespeare Homes, we successfully overcame all the challenges presented by the lot and the existing house. These included zoning and streamside restrictions.
The project involved extensive variance, development, and permit applications. The existing foundation required significant underpinning, retaining walls along the rear yard and stream, and compliance with homeowner’s wishes and needs. We also added another floor to the two-story house, adhering to restictive design guidelines. Furthermore, the existing house needed almost complete new framing.
Adding a garage housing a car lift and extra storage for toys and tools. The finished result appears to be a charming character home in the neighbourhood, which was always there.
